Clients must satisfy themselves as to the validity of any property information found on these pages or information provided to the client in the way of property particulars and details.
2) Si Villas Ltd, its agents, associates and employees make every effort to keep up to date the information stated in its web site. However, due to the changing nature of the property market, Si Villas Ltd cannot guarantee that any property advertised here or in any other marketing material will still be available when a client travels out for an inspection trip, or at any other time.
3) Si Villas Ltd operates as an introducing agent to assist interested persons in finding and purchasing a property overseas. Si Villas Ltd acts as an introducer only and clients will enter into separate contracts and agreements with selling agents when they come to purchase a property. Si Villas Ltd strongly recommends that every client employ the services of a solicitor before entering into any contract with an agent, developer or individual selling a property. Si Villas Ltd accepts no responsibility whatsoever for grievances between its clients and any other company.
4) Land, property and room sizes supplied Si Villas Ltd, its agents, associates or employees web site, brochure or any promotional material are subject to survey. It remains the responsibility of the purchasers to satisfy themselves as to the correctness of such information.
5) All contracts for transport by rail, sea, air or on land, for accommodation, board and lodging, for legal and estate agency services, or for any other associated services shall be deemed to be contracts between the person/s travelling and the service provider. Si Villas Ltd, its agents, associates or employees shall not be liable for any claims, loss, liabilities or judgements arising out of such contracts.
6) Si Villas Ltd, its agents, associates or employees makes every endeavour to recommend only reliable and reputable providers of transport, accommodation, legal, estate agency, property developer/builder, financial institution or other services and shall not be held responsible or liable for any loss or damage resulting from such recommendations. Clients will enter into separate contracts with such companies and should always seek legal advice before doing so.
7) Si Villas Ltd, its agents, associates or employees shall not be held liable or responsible for the actions of other persons or companies or firms with which it may be associated or recommend.
8) Building plots - Building plots described in Si Villas Ltd web site, brochure and promotional literature comply with the minimum plot size requirements at the time of going to press. These requirements are subject to change and it remains the responsibility of purchasers of plots of land to acquire all necessary planning consents and licences.
9) Any disputes regarding property shall be resolved according to the laws of the country in which the property is situated.
10) Insurance. When travelling abroad it is advisable to arrange suitable comprehensive insurance cover. Si Villas Ltd, its agents, associates or employees accept no liability whatsoever for losses, damages, compensation or personal injury resulting from a viewing trip.
11) Building time. Whilst every effort is made by Si Villas Ltd, its agents, associates or employees to give accurate information to purchasers of “off plan” properties as to the building time of such properties it must be clearly understood that purchasers contracts are with the relevant construction company and not with Si Villas Ltd its agents, associates or employees. Estimated building times are given by the relevant construction company and it should be clearly understood that delays may occur. Si Villas Ltd, its agents, associates or employees accepts no responsibility for any such delays.
14)Clients who use the Si Villas! Property Finding Service will be liable to an account opening fee. This fee is the only money that will be accepted by Si Villas Ltd directly from the client. All travel and accommodation payments or any other payment of any kind shall be made by the client directly to the company providing the service to the client. The Si Villas! Property Finding Service fee is an up-front fee and is non-refundable. The client can make use of the service for a period of 12 months. Any client who has not decided on a property within the first 12 months and who wishes to continue to use the Si Villas! Property Finding Service shall be liable to renewal fee.
15)The Si Villas! Property Finding Service in no way reduces or replaces the need for a client to use a recognised solicitor for any property purchase. Any information supplied by Si Villas Ltd to their clients in no way forms or is intended to form any contract or any part of any contract at any time
16)Si Villas Ltd strongly advises all clients to use the services of a solicitor when purchasing any property.
